Your EMI (equated monthly instalment) depends on three things: the loan amount, the interest rate and the tenure. Understanding how they work together helps you pick a loan you can live with for 15โ€“20 years.

How an EMI is worked out

Each EMI pays some interest and some principal. In the early years most of the EMI goes to interest; later, more of it reduces your loan. Use our free EMI calculator to try different amounts and tenures.

Longer tenure: lower EMI, higher total cost

Stretching the loan from 15 to 25 years lowers your EMI, but you pay much more interest overall. If you can manage a slightly higher EMI, a shorter tenure usually saves money.

A comfortable EMI

  • Keep all your EMIs together within a comfortable share of your take-home pay โ€” many families aim for 30โ€“40%.
  • Keep 6 months of expenses as an emergency fund.
  • Plan for school fees, insurance and other big costs before you commit.

Fixed or floating rate?

Most home loans in India are floating โ€” the rate moves with the lender's benchmark. Interest rates change, so check current rates with a few banks and housing finance companies before you decide.

Prepayment helps

Part-prepaying the loan when you get a bonus can cut years off the tenure. Ask your lender about prepayment rules and charges.

FAQ

Does a higher credit score get a lower rate?

Usually, yes โ€” lenders often offer better rates to borrowers with strong credit scores. Check your score before applying.

Can I add a co-applicant?

Yes. Adding an earning spouse or parent as co-applicant can raise your eligibility, and both may claim tax benefits as per the rules.

Are processing fees negotiable?

Often, yes โ€” especially during festive offers. Compare the total cost, not just the interest rate.
